A mortgage isn't just about picking an interest rate — it's a long-term commitment shaped by Slovak law, the terms of individual banks, and the rules of the National Bank of Slovakia (NBS). How do mortgages work in Slovakia?
A mortgage is a purpose-restricted loan secured by real estate. The bank provides funds for purchasing, building, renovating, or settling ownership claims on a property, and the property itself serves as collateral.
In Slovakia, mortgages are governed by legislation and NBS rules designed to protect clients from over-indebtedness.
When assessing an application, the bank looks primarily at:
- the level and stability of your income
- your employment status or business activity
- existing loans and obligations
- marital status
- number of children
- credit history
- the value of the property
Key NBS rules that affect approval
DTI (Debt-to-Income) limit
Banks track the ratio of total debt to a client's annual income.
Put simply: your total debt generally shouldn't exceed roughly eight times your net annual income. In certain cases, a bank may grant an exception.
Monthly income: €1,500
Annual income: €18,000
Indicative maximum limit: roughly €144,000
DSTI (Debt-Service-to-Income)
The bank also checks what share of your monthly income goes towards loan repayments.
After deducting all repayments, the client must be left with enough financial buffer for ordinary living costs.
The calculation typically includes:
- mortgage
- consumer loans
- credit cards
- authorised overdrafts
- leasing
Even an unused credit card can lower your borrowing capacity.
Financing a property — how much of your own funds do you need?
In most cases, banks won't finance 100% of the property's value. The client typically covers part of the price from their own funds.
Property price: €200,000
Bank approves: €160,000
Own funds: €40,000
In some cases, top-up financing or a combination of products can bridge the gap.
Interest-rate fixation — what does it mean?
The fixation period is the time during which the interest rate doesn't change.
Most common options:
- 1 year
- more frequent rate changes
- 3 years
- a compromise between flexibility and certainty
- 5 years
- a popular choice
- 10 years or more
- long-term stability
Choosing a fixation period depends on:
- market conditions
- expected rate movements
- the client's financial plans
- risk tolerance
Early mortgage repayment under Slovak rules
Under the rules in force, a client can — under certain conditions — repay part of the mortgage with no fee. Most commonly:
- during the refixation window
- on the anniversary date, subject to the bank's terms
- via extraordinary payments
Conditions vary from bank to bank.
Refinancing — is it worth switching banks?
If you already have a mortgage, you aren't locked into it for decades. Refinancing can help to:
- lower your monthly payment
- shorten the repayment period
- secure a better interest rate
- consolidate several loans
- reduce the total amount overpaid
When running the numbers, compare not only the interest rate but also:
- fees
- insurance
- the new terms
- the total cost of the loan
Documents required for the application
Banks most commonly ask for:
- ID card
- proof of income or a tax return
- property documents
- an expert appraisal
- the reservation or purchase contract
- statements as required by the bank
The exact list varies by bank and client profile.
